Is the HOA mandatory?

Yes. But Village Shores dues are low, and restrictions are not overly stringent.

How much are homeowner dues?

$36 annually, due in January.

Are Short Term Rentals allowed?

Vacation rentals are not allowed in Village Shores. Per the Amendment to the Restrictions of Village Shores Unit Nos. One, Two, and Three executed December 5, 2016: “No lot in Village Shores Unit Nos. One, Two, or Three or any improvement on any lot, or any portion thereof, may be leased, sub-leased or bartered for a term of less than 180 consecutive days. This amendment is intended to supplement the provision in the restrictive covenants, which states that the lots may be used ‘solely for residential purposes.'”

What's the nearest boat ramp?

Boat Ramp No. 1, on Skyline Drive, is just over a mile away from the entrance to Village Shores.

Is there lake access from the neighborhood?

There is not currently community lake access in Village Shores. Only lakefront property owners have direct lake access.

Does the subdivision have a community park or pool?

No. Village Shores is a small subdivision and does not have community amenities. But we do have low homeowner dues!

What is the minimum square footage for a newly constructed home?

Per the Architectural Guidelines, the minimum square footage for a new home is 1800 square feet, exclusive of open porches or decks, breezeways, screened rooms, carports and garages.

If I want to remodel an existing home do I have to have approval from the Architectural Committee?

Per the Architectural Guidelines, any remodeling that changes the footprint, external features, or square footage of the house requires Architectural Committee review and approval. Remodeling that does not change the footprint, external features, or square footage of the house does not require Architectural Committee review, although the Committee will review plans if requested by the homeowner.

Does the subdivision have water service, or is a well required?

Water service is supplied by Texas Water Company.

Is public sewer service available in Village Shores?

No. Homes in Village Shores are required to have a septic system.
